***大酒店樓房移位工程施工組織設(shè)計(jì)
一. 工程概況:
***大酒店位于南京市模范馬路南側(cè),是一座接近3星級(jí)的酒店,裝修較為豪華,房屋結(jié)構(gòu)為整體六層、局部七層框架,占地面積約700m2,總建筑面積約5400 m2。由于模范馬路拓寬,***大酒店需要拆除。若拆除重建費(fèi)用較高(含裝潢費(fèi)用總造價(jià)約1860萬),而且工期較長,酒店停業(yè)期間會(huì)造成較大的間接損失。因此,經(jīng)市建委和酒店業(yè)主公交總公司研究決定采用整體向南平移28米的方案。

二. 平移方案簡介:
平移方案的基本思路是將建筑物和基礎(chǔ)分離,放到移動(dòng)系統(tǒng)上,移動(dòng)系統(tǒng)安放到軌梁上,在建筑物一側(cè)施加推力或拉力,移動(dòng)系統(tǒng)和建筑物就會(huì)在軌道上移動(dòng),到達(dá)預(yù)定新位置后,將建筑物和新基礎(chǔ)連接。
施工過程如下:
1. 制作下軌道梁并安放滾動(dòng)裝置。
2. 在滾動(dòng)裝置上制作上托架。
3. 切斷柱和墻體,使建筑物支撐在移動(dòng)裝置上。同時(shí)切斷水、電管線。
4. 安放反力支座。
5. 施加水平推力,建筑物在軌道上平移。
6. 就位連接。包括其它生活配套設(shè)施。
方案的關(guān)鍵是托換技術(shù)(將建筑物托換到滾動(dòng)裝置上)、切割技術(shù)、同步移動(dòng)施力系統(tǒng)和就位連接構(gòu)造。本方案采用安放滾動(dòng)裝置和同時(shí)澆筑上加固梁的托換技術(shù),同先切斷再用千斤頂頂起的托換方法相比,節(jié)省頂升千斤頂費(fèi)用,避免因頂升不同步產(chǎn)生附加應(yīng)力的危險(xiǎn)。同步移動(dòng)的動(dòng)力系統(tǒng)采
