第一章 工程概況
1.1工程簡介
1、 曉康苑工程由福建關興房地產開發有限公司開發，福州市建筑設計院設計，福州弘信工程監理有限公司監理，是集公寓、商場等功能于一體的高層住宅樓。福建六建建工集團公司承建該工程±0.00以上的土建、水、電。工程施工圖紙均由福州市建筑設計院出圖。
2、 本工程位于福州市湖東路中段，用地西側為置地廣場，東側為實達皇冠，用地北側為規劃路。項目總用地面積8253m2,地上總建筑面積55484㎡，地下建筑面積9639.7 m2。建筑層數為：南樓地上29層，地下1層；北樓地上33層，地下2層。總建筑高度：南樓為90.01m，北樓為99.95m。建筑物兩座高層住宅建筑呈二字形排列。地下室為停車場及設備用房及人防，南北樓地上一層至三層均為商業空間（其中北樓三樓局部為配套用房），三層以上為單元式住宅。工程設計標高：室內±0.000標高相當于羅零高程7.5m，室內外高差0.15m。
裝修情況：外墻裝修，主體以暗綠色涂料為主基調，裙樓干掛花崗巖墻面。1~3層公共衛生間內墻1800高瓷磚墻裙，住宅內墻1：2水泥砂漿打底，其余內墻中級抹灰水泥漆罩面，地下室內墻水泥砂漿抹灰，砼墻面防霉乳膠漆二道。屋面面層鋪貼8厚150×150地缸磚。
門窗采用鋁合金門窗，在框周邊與結構接縫處要求涂刷防腐材料粘貼塑料薄膜進行保護，以免填縫水泥直接與鋁合金面接觸。所有木門窗必須在室內溫作業完成10天后方能開始安裝，裝好后用保護膠帶、塑料薄膜貼封遮蓋嚴，以防污染。
屋面防水采用S6抗滲砼自防水，SBS高級防水卷材；衛生間防水采用2厚水泥基防水涂料一遍。
水衛分部特點：采用市政給水作為小區給水水源，從建筑物南側湖東路市政供水管網引入一根DN250的水管供小區住宅、商場、公建用水，并分設水表。供水分四區：一區為地下二層——地上三層（商場及公建），采用市政給水管網直接供水，二區為4層－13層住宅，三區為14－23層住宅，四區為24層及以上住宅。二、三、四區均采用蓄水池——恒壓變頻供水設備——用水點的供水方式。南樓地下一層設冷水箱45m3兩個，供住宅三個區用水，三個區分別設一套變頻泵。采用市
